Wyoming Community Association Laws

Condominiums (Title 34, Ch. 20), Nonprofit corporate governance (Title 17, Ch. 19), real estate licensing (Title 33, Ch. 28). Reference hub

Wyoming takes a light-touch approach to common-interest communities. There’s no HOA-specific act; most associations run as nonprofit corporations under Title 17, while condominiums have a short, deeds-and-plats-focused chapter in Title 34. That gives boards flexibility but also leans on bylaws and good process (meetings, notices, records). Day-to-day “management” isn’t state-licensed as a separate profession, but leasing/real-estate activity is regulated under Title 33. Bottom line: governance here is document-driven—clear bylaws, clean minutes, and careful notices go a long way.

Wyoming does not publish condo/HOA-specific administrative rules. Real-estate licensees are regulated by the Real Estate Commission.

Condo/HOA

No state admin code specific to condo/HOA governance; rely on statutes + governing docs.

Local Ordinances

Counties/cities may regulate manufactured-home parks, utilities, and plats—check local code.

Manager / Property Management Licensing

What’s required?

  • No CAM-specific license. However, leasing/renting or collecting rents for others is real-estate activity and requires licensure under Title 33, Ch. 28.
  • Firms/individuals engaged in brokerage/property management must follow WREC rules (trust accounts, E&O, renewals).
