New Hampshire runs light-touch for HOAs and heavier on condos and manufactured-housing parks. The Condominium Act (RSA 356-B) carries most of the operational detail (budgets, boards, voting, liens), with oversight and registration handled by the NH Department of Justice (Consumer Protection & Antitrust Bureau). Stand-alone HOAs generally rely on recorded covenants and RSA 292 (nonprofit corporate law); a 2024 update (RSA 292:8-m) adds super-majority and dissolution-hearing guardrails. Manufactured-housing parks are strongly statute-driven under RSA 205-A, with disputes heard by the Board of Manufactured Housing. There’s no statewide CAM licensing; process and paperwork still matter.

Community Association Managers — Licensing

Is a CAM license required?

  • No state CAM licensing program for association managers/firms in New Hampshire.
  • Real-estate brokerage licenses apply only to brokerage activity (sales/leasing), not routine association management.

Boards may still require credentials (e.g., CMCA/AMS/PCAM) by contract.
