Missouri takes a light-touch approach. Condominiums have a modernized framework under Chapter 448, but homeowners’ associations rely mostly on nonprofit corporate law and their declarations—there’s no umbrella HOA act. The state protects some owner rights (political signs and solar), and channels construction-defect disputes through “right to repair” notice steps. Manufactured housing is the outlier: the Public Service Commission licenses installers and enforces technical rules. Net effect: fewer state procedures than Florida or Nevada, but boards still need sound bylaws and clean records to keep decisions durable.
