Condominiums are governed by the Maine Condominium Act (with older condos under the Unit Ownership Act), while non-condo HOAs typically operate as Maine nonprofit corporations under Title 13-B with rights and limits set by their declarations and bylaws. There’s no statewide HOA/condo regulator or CAM license; disputes are largely handled through governing documents, the courts, and consumer/fair-housing channels. Mobile home park residents get targeted protections—especially around fees, evictions, and opportunities to purchase when parks are sold—making Maine rules pragmatic and localized rather than agency-driven.
