Idaho Community Association Laws

Idaho’s approach is light on bureaucracy and heavy on statutes. The 2022 Homeowner’s Association Act (Title 55, Ch. 32) pulled scattered HOA rules into one chapter and added clearer duties on open meetings, financial disclosures, notice, and due process—while preserving strong owner rights on rentals, solar, flags, and political signs. Unlike Florida, there’s no state HOA regulator or CAM license; enforcement is mostly by members and the courts. Net effect: predictable if you follow procedures—minimal red tape, but fewer state referees.

Idaho has no HOA/condo-specific administrative rules or state oversight office. The Idaho Real Estate Commission (IREC) regulates only real estate licensees and states it does not regulate property managers or homeowner associations.

Is a CAM license required?

  • No. Idaho does not license CAMs and does not regulate HOAs or property managers via IREC.
