Oklahoma takes a light-touch, court-first approach to community associations. HOAs are organized under the Real Estate Development Act and rely heavily on recorded covenants and corporate law; condominiums run on the older Unit Ownership Estate Act with detailed (but compact) rules for assessments, liens, and records. There’s no state condo/HOA ombudsman or arbitration program, and there are no association-specific administrative codes—most oversight comes from judges and from how well your governing documents are drafted and followed. If a third-party firm manages the community for a fee, licensing typically flows through the Oklahoma Real Estate Commission’s real-estate framework rather than a separate “CAM” license.

Is a separate “CAM” license required?
- No dedicated CAM license. Many paid management activities (leasing, negotiating, advertising, handling trust funds) are regulated as real-estate brokerage services under the Oklahoma Real Estate License Code.
- Such activities generally require licensure through the Oklahoma Real Estate Commission (OREC).
