Louisiana Community Association Laws

Louisiana takes a lighter-touch, civil-law approach: most association rules live in statute and the corporate code, with limited day-to-day state oversight. The reworked Louisiana Planned Community Act (effective 2025) adds clearer budgets, records, privileges and voting mechanics, while condominiums continue under a mature Condominium Act with strong lien rights. Translation: fewer agencies in your meetings, more emphasis on following declarations, bylaws, and proper procedure.

Manager Licensing

Do CAMs need a state license?

  • No specific “CAM” license. Louisiana does not license community-association managers as a separate profession.
  • Real estate/property management (leasing, trust accounts, brokerage) is regulated by the Louisiana Real Estate Commission.
  • Association-only work (governance, vendors, common-area maintenance) generally falls outside brokerage licensure; confirm scope with LREC or counsel.
